Distressed and underperforming, Liberty Property Trust invited MAI to help them redevelop Broward Trade Center into Class A office space. The existing 100,000 sf, five-story building had a prime location off I-95 and a major commuter rail line linking Miami and Palm Beach but had sat vacant for years before Liberty purchased this gem in the rough.
In the pre-purchase study, MAI developed a cost-effective approach to modernize the structure into a high performing asset for Liberty. Updating began with the exterior, adding new cladding over the existing and capping the old window mullions with brushed aluminum. New mechanical shafts were created on the exterior (none had previously existed) and integrated into the façade design to avoid impacting the rentable square footage. Entrances were transformed with monumental new stairs and porticos.
Interiors were gutted, and fresh common spaces were installed. Low ceilings were removed, and the concrete T-joists were exposed and featured with new custom up lighting. The old lobby became a gracious, welcoming space with marble flooring, mixed hardwood paneling, and Venetian plaster work.
